CHOICE Center at North Village

The CHOICE Center is the new construction of a final building for the existing 102-unit Chelmsford Senior Campus, called the North Village. The 35,000 sf facility includes 37 age-restricted units and 4,000 sf of common area for a café and other supportive services that are available to the entire campus. Both the 39-kW rooftop photovoltaic system and super-insulated envelope help offset operating costs, and the building achieved a Tier 2 Energy Star rating as well as a HERS Index of 40.

This affordable housing complex for seniors is a model for other developments – providing many of the amenities offered by assisted living facilities, but at a fraction of the cost. Roughly half the occupants of the CHOICE Center will pay no more than one-third of their income toward rent, while the other half will have very low fixed rents. The development was designed using Universal Design principles and was permitted under the Massachusetts Comprehensive Permit process (40B).
